We Prepare Your 3-Day Notice

We File the Dispossessory

Within 48 hours of notice expiration

After the notice period expires, we prepare and file your dispossessory affidavit with the Magistrate Court of Fulton County. You'll receive your case number and confirmation once filed.

We handle all the paperwork and court submission — you don't need to appear at the courthouse for this step.

Tenant Is Served

3–7 days after filing

The court issues a summons that is served on the tenant. This officially notifies them of the eviction proceedings and sets a hearing date.

Service is handled by the court's marshal or sheriff. We coordinate with the court to ensure this step moves forward without delay.

Court Hearing

Typically 7–14 days after service

Both parties appear before the Magistrate Court judge. If the tenant does not appear or cannot show cause, a writ of possession is typically granted in your favor.

We'll prepare you for what to expect at the hearing and what documentation to bring. Most uncontested cases are resolved at this stage.

Writ of Possession

7 days after judgment

If the ruling is in your favor, the court issues a writ of possession. The marshal will post the writ and the tenant must vacate. You get your property back.

Once the writ is issued, the tenant typically has 7 days to vacate before the marshal enforces removal.
